Thank you for selecting this very important page of the Century21Marciano.com website.  As Broker/Owner, I decided in 2001 that it is important for me to assist both Sellers and Buyers with lowering their property taxes to make their homes more affordable and saleable.

As an incentive to both Sellers and Buyers, I personally file a 1-time tax grievance for every Seller who lists their home.  I also file a 1-time tax grievance on behalf of any purchaser of a home purchased through our Century 21 Marciano agents for FREE!

Not everyone qualifies for a tax reduction, but those homeowners that do are told at the time we place their home on the market.  Our Buyer's are also told prior to proposing an offer on a home so they can make a sensible offer.

Most communities have a filing period starting June 1st to the 3rd Tuesday in June each year.  There are a few communities that have different filing dates as well.

By using my Century21 Marciano agents, homeowners are insuring a quicker than normal sale due to our FREE tax grievance service.  The possibility of lower property taxes simultaneously increases property value as well.  

There is no other office that I know of in Westchester County to date that offers this level of service.  It has saved hundreds of my homeowners and their purchasers an average of $3,000.00 per year since 2001.
