A. It is when a trained Realtor comes to view your home and does the research required to come up with a marketable value of your home.
Q. Is there a difference between a CMA and a bank appraisal?
A. As the broker of Century 21 Marciano, I believe a home is worth what a buyer is willing to pay. When we do our CMA, I believe we are giving our homeowners the best chance to get a full asking price for their home. The banking system disagrees with this philosophy that a property is worth what someone is willing to pay. This is why they send out independant appraisers who utilize the sales data from our Multiple Listing Service, make adjustments /- to come up with their appraised value.
Q. Does it cost me anything to get a CMA done for my property?
